INFORMATION FOR TENANTS

All applicants must be over the age of 25 and will be named on the tenancy agreement. In certain circumstances applicants over the age of 18 will be considered.

An internal viewing of the property is to be made before being accepted as a tenant.

Properties are taken on an “as seen” basis (unless otherwise agreed in advance)

The tenant at the onset of the tenancy will pay a damage deposit. This will be returned by post to the tenants new address, provided there are no rent arrears and no damage has been caused to the property or contents, and all the tenants obligations are fully met.

A £35 non returnable administration fee is payable with the deposit.

An inventory of contents will be prepared at the onset of the tenancy. This will be agreed upon by both parties and checked on termination

At the commencement of the tenancy it is the tenant’s responsibility to ensure that there are no repairs required to the property. Any defects must be reported to J.B.Banks & Son Ltd within 48 hours of entry, in writing. Any subsequent repairs required to the property must be reported to J.B.Banks & Son Ltd for approval and all damage caused by the tenant must be paid for in full

Throughout the tenancy the property must be kept in a clean and tidy condition

Two separate references must be supplied, either current landlord, work, personal or financial,. The prospective tenant is responsible for any costs in obtaining these references.

Properties will be let to the first suitable tenant. Properties may be retained, provided references, deposit and agreement are in order and a retaining fee of half the rent is received, up to a maximum of one month. After that the rent will be charged at full rent.

The tenancy is for an initial six months let.

No Pets allowed, except by prior arrangement, depending on the property to let.
